Rental Terms & Conditions

We believe that holidays should be all about relaxation & fun, and we understand how sometimes reading ‘the small print’ will do very little to get you in the holiday spirit! However, taking a few moments to read and understand the contractual relationship between you and the Owner of the property will allow you that all-important peace of mind, both before you leave home and whilst staying in one of our properties.  So please take a few moments to read the points below and if you would like any further advice please do not hesitate to contact us.


1. General
•    Customers renting property through Sunrise Properties Turkey are referred to as ‘the Guest’.
•    Sunrise Properties Turkey acts as agent for the owners of the property (hereafter referred to as ‘the Owners’ or ‘the Owner’). The rental arrangements are made by Sunrise Properties Turkey on behalf of the Owners and the contractual relationship is directly between the Owners of the property and the Guest.
•    Sunrise Properties will, on request, provide the name and address of the Owners of any property which the Guest has booked.


2. Duration and Times of Rental
•    Rentals commence at 4pm on the first day of the rental and end at 12 midday on the day of departure unless otherwise notified. This period is hereafter referred to as ‘the Holiday’.

•    The period booked will be stated on the Booking Confirmation provided to the Guest when they book and cannot be exceeded unless Sunrise Properties give written approval. The Guest will be liable for any cost of whatever nature incurred because of an unauthorised extension of the period.


3. Payments and Deposit
•    A booking cannot be confirmed until a completed booking form and a non-refundable deposit of 25% of the total rental are received by the owner. Acceptance of the booking is subject to these terms and conditions and the booking will be confirmed in writing by Sunrise Properties Turkey.

•    The balance due for the rental together with the security deposit referred to in clause 5 must be paid no less than eight weeks before the date of commencement of the rental period. Delay in payment will constitute cancellation by the client of the booking.

•    In the event that the booking is made less than eight weeks before commencement of the rental period the total rental together with the security deposit referred to in clause 5 is payable upon submission of the completed booking form.

•     A security deposit as specified on the booking confirmation is required to cover any damage to the property or contents, or loss during the rental period and is due with the final balance of the guests holiday. The security deposit will be returned to the guest in full, or the balance returned at the latest within four weeks of expiry of the rental period.


 4. Final Payment

•    Unless otherwise agreed by Sunrise Properties Turkey in writing, the price for the Holiday shall be the rent for the property as set out in your booking documentation at the time of the booking.
•    Subject to condition 6, as soon as the booking is received and accepted by Sunrise Properties Turkey, the Guest is liable for payment of the balance of the rent, along with any additional charges.
•    Payment of the rent and additional charges are payable eight weeks before the start of the Holiday and non-payment by the Due Date may be treated as a cancellation.
•    If payment is not received by the Due Date, then the Guest will lose their booking and forfeit their deposit.
•    Sunrise Properties Turkey shall not be responsible for sending reminders of the Due Date. The Due Date will be set out on the Booking Confirmation.


5. Changing a Booking
•    Once a booking has been accepted by Sunrise Properties Turkey, the booking can only be changed to another property by treating the original booking as a cancellation (see condition 6).
•    The dates of the Holiday may be changed, except within two weeks of the start date, providing the property is available for the new dates, the Owners accept the change and the start date of the new holiday is within the same calendar year. In this case, a £25 admin fee is payable to Sunrise Properties Turkey and any increase in rental price will apply.


6. Cancellation
•    A booking can only be cancelled prior to the start of the Holiday.
•    A Guest who wishes to cancel the Holiday must notify Sunrise Properties Turkey in writing 
•    For cancellations received the 25% deposit will be forfeited in full.
•    For cancellations received less than eight weeks before the commencement of the rental period the following will apply:
For cancellations received 29 - 56 days before arrival date    50% of rental balance will be refunded
For cancellations received 15 - 28 days before arrival date    25% of rental balance will be refunded
For cancellations received 0 - 14 days before arrival date    0% of rental balance will be refunded

•    Note: Refunds will only be made when cleared funds have been received and confirmed by the owner.
•    Note: Where the property being rented has optional extras booked such as extra cleaning & transfers they will be charged at the rates shown on the confirmation if booking is cancelled within 0-14 days.

8. Price Changes
•    Sunrise Properties Turkey  reserves the right to amend prices quoted on the Website due to errors or omissions but such changes shall be notified to the Guest as soon as possible and the Guest shall be able to cancel the booking if the amended price is significantly higher than the original price quoted.


9. Method of Payment
All payments are made direct to the owner of the property. Details of payment procedure and payment due dates will be listed in the guests booking confirmation. 

10. Eligibility
•    Sunrise Properties Turkey reserves the right not to accept bookings from parties that differ from the booking form description.
•    The Guest has the right to occupy the property for a holiday, only during the rental dates booked & confirmed.

11. The Guest’s Obligations
The Guest agrees:
•    A security deposit as specified on the booking confirmation is required to cover any damage to the property or contents, or loss during the rental period and is due with the final balance of the guests holiday. The security deposit will be returned to the guest in full, or the balance returned at the latest within four weeks of expiry of the rental period.
•     The guest will be responsible for maintaining the property, furniture, finishing’s and equipment in the same state as at the commencement of the rental period and will indemnify the landlord against any loss or damage caused by the guest in excess of the security deposit. The guest will undertake to leave the property in a reasonable state of order and cleanliness. Extra cleaning by the property maintenance company over and above what is usual on the day of departure will be charged for, and deducted from the security deposit.
•    The guest will allow maintenance personnel, cleaning staff, the owners and the owner's representative reasonable access to the property for the purposes of repair and maintenance.
•    Not to part with possession of the property, or share it, except with members of the party shown on the Booking Form
•    Not to sell or transfer the booking to another party 
•    Not to exceed the total number of people stipulated in the property description 
•    Not to cause an annoyance or become a nuisance to occupants of adjoining premises
•    Not to smoke in the property.
•    The guest will not allow animals or pets to be brought in or on the property
•    Bed linen and towels are supplied. These must not be used outside the Villa.   The guest must bring their own pool and / or beach towels unless specified in the property descriptions.

12. Non-availability of Property
•    If for any reason beyond the Owners’ control the property is not available on the date booked or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the Guest will be refunded.

13. Liability
•    The guest will at all time exercise caution when using the swimming pool and will comply fully with any instructions or notices from the owner or the owner's representative in relation to the use of the swimming pool. The guest will comply fully with any safety measures in relation to the use of the swimming pool. The guest will indemnify the landlord against any loss or damage suffered as a consequence of any breach of this clause.
•    The owner will not be liable to the guest for any loss damage or injury incurred at the property, or through use of any equipment or facilities.
•    The owner shall not be liable to the guest for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property, swimming pool or garden, nor any loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes, force majeure, acts of God or other matters beyond the day-to-day control of the owner. Nor any loss, damage or inconvenience caused to, or suffered by, the guest if the property is destroyed or substantially damaged before the start of the rental period. In that event, the owner shall, within 7 days of notification to the guest, refund all sums previously paid in respect of the rental period. Such refund will not cover the costs of any flights, car or boat hire booked. The owner shall not be responsible for any consequential losses of the guest.
•    Whilst every attempt is made to provide accurate information concerning the facilities available these do not form part of the contract and are subject to change without notice.
•    Under no circumstances will the owner's liability exceed the amount paid by the guest for the rental period.
•    The guest will ensure the whole party is covered by comprehensive travel insurance including cancellation cover, personal belongings , healthcare cover and public liability

14. Website Descriptions
•    Some of the information on our Website relates to matters beyond the properties such as shops, bars & restaurants, the closure of such premises and other changes to external facilities are outside Sunrise Properties control
•    Whilst every attempt is made to provide accurate information concerning the facilities available these do not form part of the contract and are subject to change without notice.

15. Complaints
•    All complaints must be notified to Sunrise Properties Turkey as soon as reasonably practicable, as Sunrise Properties may be required to carry out an on-the-spot investigation and if necessary, request the Owner to take remedial action. 
•    If Sunrise Properties Turkey are denied the opportunity of investigating the complaint within a reasonable time or denied the opportunity to put matters right during the Holiday, then the guest will waive all rights.

16. Inventory
•    A full inventory of properties is carried out before arrival and immediately after departure.  A checklist for any issues that may arise is provided within the property, any issues are to be reported to Sunrise Properties Turkey within 24 hours of arrival, otherwise the inventory will be deemed to be correct.

17. Bed Linen and Towels
•    Linen and towels are provided and changed between Holidays. Extra cleaning, linens and towels can be pre-booked before arrival and costs will be provided. The guest must bring their own pool and / or beach towels unless specified in the property descriptions.

18. WiFi
•    Some properties may have WiFi facilities available in the form of mobile WiFi devices; if these are not available they can be pre-booked and paid for locally in resort.

19. Breach of Contract
•    If there is a breach of any of these conditions by the Guest or any of their party, the Owners or Sunrise Properties Turkey reserve the right to re-enter the property and end the Holiday and ask the Guest and their party to leave.
•    If there is a breach of any of these conditions by Sunrise Properties or the Owners, then the Guests have the right to end the Holiday and leave.
•    Ending the Holiday by Sunrise Properties Turkey, the Owner or the Guest does not affect that party’s other rights.

20. Governing Law and Jurisdiction
•    Any dispute will be governed by the non-exclusive law and jurisdiction of Turkish Courts.

21. Authority to Sign
The person who completes the Booking Form certifies that:
•    He or she is authorised to agree the Booking Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date
•    The signatory is over eighteen years of age;
•    Agree to take responsibility for the party occupying the property, and to notify Sunrise Properties Turkey if they are not a member of that party.

22. Validity Clause
•    The company reserves the right to change/make additions to these terms and conditions at any time. In the event of any changes you will be notified by email.
